Leasing Experience
What types of apartments are available? 

We offer a range of apartment styles, from Studio to Three-Bedroom units, to accommodate various lifestyles and preferences. You can explore all of our options here

Do the apartments come with a washer and dryer? 
  • Depending on the building and floor plan, some units include a washer and dryer at no additional cost. 
  • All units are equipped with washer and dryer hookups. For further details, please contact the Leasing Office here.
What are the lease term options?  

We offer lease terms ranging from 3 to 18 months. Please note that leases shorter than 12 months may incur an additional monthly premium. The rates shown on our website are for 12 month leases. 

How do I apply? Do I have to come into the leasing office?
  • All applications and fees are submitted online. Lease online today here!
  • While we encourage in-person tours, we also offer 3D virtual tours of each floor plan here
What are the requirements to be accepted? Do you run a credit check?

  • Credit and background checks are conducted for all applicants. 
  • We require a rent-to-income ratio of 2 times the rent for leaseholders and 5 times the rent for guarantors. 
  • We verify income through PayScore.
  • Prior evictions and outstanding balances with previous landlords may result in automatic denial. 
  • Applicants have the right to provide a Portable Tenant Screening Report that is not more than 30 days old.  
How much are the application fees?  
  • The application fee is $25.00 per applicant and $15.00 per guarantor. 
  • A holding fee of $250.00 is due at the time of application, once the application is approved, the $250 will go towards the $1,000 deposit amount.    
How much is the security deposit? 
  • The security deposit is $1000.00 with approved credit. 
  • An additional deposit amount may be required based on credit screening results. 
  • We also offer security deposit insurance from RHINO as an alternative to a traditional deposit. Please speak to our Leasing Staff for more information. 
Are utilities included in the cost of rent?  
  • Residents are responsible for setting up and paying for electricity (Xcel Energy) and gas (Atmos Energy) separately.  
  • All other utilities and services are billed in addition to the monthly rent.  
Are internet and cable included?   
  • Internet and cable are not included. However, each apartment is wired for TV and internet options from Quantum Fiber or Xfinity. 
  • DirecTV is also available to residents at 5770 and 5800 via AdComm. 
Community
What amenities do I have access to?  
  • Residents have access to two swimming pools, two fitness centers, a private playground, business center, clubhouse, and a spacious community room.  
  • Storage units are available for rent at The Reserve at 5770!  
Are there any community events or activities? 

Yes! We believe in fostering a vibrant community atmosphere. We host a variety of events and activities throughout the year including monthly social gatherings, seasonal celebrations and pet events.  

What is your pet policy?  

  • Check out our Pet Policy page here for all of the details. 
  • We welcome a maximum of 2 pets per apartment, subject to breed restrictions. 
  • Pets include cats and dogs, which must be spayed/neutered. 
  • All pets must be on a leash at all times, and pet waste must be properly disposed of. 
  • Current vaccination records, a photo of the animal, and a DNA swab for our PooPrints program are required upon move-in.

What is your policy on smoking? 

All buildings are smoke-free. Smoking is not allowed anywhere on the property. This includes the use of electronic cigarettes.  

What are the parking options?  
  • Parking is available on a first-come, first-served basis. 
  • Garages can be rented at 5601.  
  • All resident vehicles must be registered with the Leasing Office. 
How do you handle noise complaints? 
  • We understand that a peaceful living environment is important. If a resident is experiencing noise issues our process includes documentation, communication and resolution.   
  • We will always investigate and take appropriate action to resolve the issue. 
What security measures are in place? 

Your safety is our priority. We offer several security measures, including: 

  • Surveillance Cameras: Monitoring areas through the property for added security. 
  • Well-Lit Grounds: Adequate lighting throughout the property to enhance visibility. 
  • On-Site Management: Our team is available 6 days a week to address any concerns. 
When is rent due each month?

Rent is due on the first day of the month.  Demands are posted on the 2nd of the month. 

What payment methods do you accept? 

We strive to make the rent payment process as convenient as possible. We accept the following payment methods: 

  • Online Payments: You can easily pay your rent through our resident portal using e-check or a credit or debit card. 
  • Checks: You can submit a physical check at the Leasing Office or drop it in the designated payment drop box at 5800. 
  • Money Orders: Money orders are also accepted if you prefer not to pay by check.
